2.1 Each user may only create one account. Creating multiple accounts to bypass posting limits is strictly prohibited.
2.2 You are responsible for maintaining the confidentiality of your login details. All activities under your account are your responsibility.
2.3 We may require email, phone, or identity verification to prevent fraud or misuse.

3. Posting Rules

 

3.1 By posting an advertisement (“ad”), you agree to:

  • Provide only accurate, truthful, and current information.
  • Not post duplicate or repeated listings for the same property.
  • Not post misleading, fraudulent, illegal, or offensive content.
  • Not use automated tools, bots, or scripts to post or manage ads.
  • Respect our posting limits (currently 2 ads per day per user, subject to change).

3.2 Ads that violate these rules may be removed without notice, and accounts may be suspended or terminated.

4. Content Ownership

 

4.1 You retain ownership of content you post on RoomGrabs.com.
4.2 By posting, you grant us a worldwide, royalty-free, non-exclusive license to use, display, and distribute your content in connection with the platform.
4.3 We may watermark, resize, or optimize images and text for performance, consistency, and security purposes.

5. Moderation and Removal

 

5.1 RoomGrabs.com reserves the right to edit, refuse, or remove any ad at our sole discretion.

5.2 Ads may be removed if they:

  • Violate these Terms.
  • Are reported as fraudulent, misleading, or inappropriate.
  • Harm the quality or user experience of the platform.

6. Prohibited Activities

 

You must not:

  • Post fraudulent, misleading, or illegal content.
  • Harass, abuse, or impersonate other users.
  • Collect or misuse other users’ data.
  • Attempt to disrupt or overload our website.
  • Circumvent posting limits or moderation systems.

7. Fees and Premium Services

 

7.1 Posting ads is currently free of charge, subject to daily limits.
7.2 We may offer optional premium services such as featured listings, ad bumping, or unlimited posting for a fee.
7.3 All fees, once paid, are non-refundable, unless required by law.

8. Disclaimer of Liability

 

8.1 RoomGrabs.com is a classifieds platform only. We do not verify or guarantee:

  • The accuracy of ads.
  • The safety or condition of listed properties.
  • The conduct of landlords, tenants, or users.
  • Any transactions or agreements made between users.

8.2 You are solely responsible for verifying information, meeting safely, and making informed decisions.

9. Limitation of Liability

 

9.1 RoomGrabs.com, its owners, employees, or affiliates shall not be held liable for any damages (direct, indirect, incidental, or consequential) arising from your use of the platform.

10. Privacy

10.1 We collect and process personal information in accordance with our Privacy Policy.
10.2 By using RoomGrabs.com, you consent to such collection and processing.

11.1 We reserve the right to suspend or terminate your account at any time if you violate these Terms.
11.2 You may stop using RoomGrabs.com at any time by deleting your account.

12.1 These Terms are governed by the laws of Malaysia.
12.2 Any disputes will be resolved in the courts of Malaysia.
